4-Point Insurance Inspection

When is it required?

Most insurance companies require a home to get a 4-point inspection if the home is over 25 years old. Every insurance company has its own standards and may require the inspection on homes older or younger, so it is advised that you reach out to your insurance company to see if a 4-point inspection will be required. 

Are the home’s basic components in good working order?

Insurance companies expect the condition of the basic components of a house to be in good working order per the manufacturers’ specifications. With an older home, the insurance companies want to see that the house has been updated. The four-point insurance home inspection consists of a visual survey of the following four primary components of a house:

  • Roofing
  • Electrical
  • HVAC
  • Plumbing

4-point insurance inspections are done in addition to a full home inspection. The scope of the 4-point is strictly limited to the four systems mentioned above, thus it does not provide  full insight on the condition of the home and should not be used as a substitute for a full home inspection.
